I forgotten to tell u guys he is 20 yr vet and, will be getting a va loan so, he told me the home is a foreclosure sale and, beautiful and the bank will not negotiate on closing and, like I said he is in contract with the realtor. The real question is what is the timetable to get paid back? Does he have a steady job or income you can count on. Make sure to have a contract between the two.
If the house is in his name only, any improvements are for his ultimate benefit, even if you enjoy the benefit of sharing them. Any money you pay towards them, get it in writing that this is advance payment on your rental. Once he gets the money up front, it is up to him what he does with it. So if he chooses to use it to pay for home improvements, that is OK. Some day if the two of you get married, it won't be rental any more and he won't be effectively your landlord - it will be sharing all the expenses equally in your joint home.
